House & Building Design
Our building requirements allow you the freedom to choose your own house plan - one that fits your needs and personal style - while also contributing to the attractiveness and value of the whole community.
When you plan to purchase a lot at Hills Way, the Developer will consult with you to discuss the conceptual design of your new house and yard and help you create a home that meets your needs and personal style and also contributes to the attractiveness and property value of the entire community. All house, accessory building and yard designs must be approved by Seller before applying for a development permit from the R.M. of Grant.
The following are the minimum size requirements for a house unless otherwise approved by Developer:
One Story: Minimum 1100 sq. ft.
Bi-level: Minimum 1100 sq. ft.
Split Level: Minimum 1100 sq. ft.
Two Story: Minimum 1800 sq. ft
Measurements shall be taken from the exterior walls above grade but shall exclude any attached garage, patio, porch or deck.
As homes are not required to face the Hills Way road, the sides of the house that do face the Hills Way road and neighbouring lots must be attractive and feature equal treatment in cladding and design features to the side of house with main entrance or an alternative such as landscaping, approved by Developer.
House exterior construction must include at least two of the following materials: rock, brick, stucco, or fiber-cement siding (HardiPlank, Certainteed) or alternatives approved by Developer. Exterior colour of house must be approved by Developer.
Permissible roofing materials include metal, cedar, fiberglass, clay shakes or asphalt shingle roofing or alternative approved by Developer.
Each house must have minimum two vehicle (20” x 20”) garage. The garage must reflect the design of the house, incorporating the same exterior finishes and architectural elements.
Accessory building exteriors must be designed to match the house design, including siding and roofing material and colour unless otherwise approved by Developer.
No fabric or cover-all buildings permitted.
No accessory building may be constructed, erected or moved onto any site prior to the time of construction of the house.
Yard Design & Construction

All house, accessory building and yard designs require written approval by Developer before applying for development and building permits from the R.M. Prior to construction of house, accessory buildings, fencing, landscaping or changes to building plans, written approval from Developer is required.

Excavation of lots and construction of buildings on Hills Way lots is subject to the bylaws of the R.M. of Grant.
Housing construction shall commence no later than a period of 12 months from the purchase date of the lot.
The purchaser shall commence construction of any building within a period of not more than 6 months from the date building permit was issued and must be completed within 24 months from the beginning of construction.
Each lot owner is responsible for the expense and construction of a driveway to the house. Driveway must be graveled at minimum or surfaced with another road material approved by Developer.
Freestanding solar panels shall be screened by landscaping or vegetation so as not to be easily visible from any road or neighbouring lot.
Windmills and freestanding solar panels must be included in the yard design and approved by the Developer.
Lot Usage & Appearance

The purpose of the Country Residential District (CR) is to allow for a rural residential lifestyle where the essential land requirement is for a dwelling site with space for limited agricultural or in-home business uses.
The entire lot, including landscaping, buildings, fences and other structures shall be well-maintained and kept clean and free from waste and debris.
For some, part of the attraction of country living is the chance to keep farm animals and the large lots of Hills Way and the municipal bylaws allow for this. Please refer to Section 3 of the Zoning Bylaw or contact the R.M. of Grant for clarification.

There is currently no garbage pickup service for St. Denis or Hills Way. Residents have use of the landfill shared between R.M. of Grant & the Town of Vonda. Residents are responsible for transporting their own garbage to the landfill located at the northwest corner of Vonda and open Saturdays 9:00 – 5:00. Disposing of household bagged garbage is free for R.M. ratepayers. There is a charge schedule for anything else that is not burnable.

Sewage disposal type and design will be determined and inspected by Saskatchewan Public Health. Sewage disposal is the responsibility of the lot purchaser. The contractor installing the system generally investigates the type of system required and arranges for the permits and inspections.
